Roofing Guidelines

General

In order to serve the citizens of the City of Littleton and roofing contractors, the Building Division has developed the following criteria on new and replacement roofing. These requirements do not cover all areas of roofing installations; it is the intent of the Building Division to address in this brochure the most frequent questions that come to our attention.

The City of Littleton requires a permit (PDF.) for new roofing and repairs that are over 100 square feet of roofing material.

A pre-roof inspection is required prior to final inspection. The pre-inspection should be requested the day before the start of the job. If possible, the contractor or homeowner should be present. If the roof cannot be accessed with a single 9' ladder, access for the inspector must be provided on both the pre-roof and final inspection.

Code Requirements

The 2006 International Residential Code Chapter 9 and the 2006 International Building Code Chapter 15 apply to roofing installations. Severe climate conditions are required for new roofing torn down to deck. In addition, drip edge metal is required at eaves and rake fascia lines.

Underlayment/fastening/ice protection/flashing per Section R905 of the 2006 International Residential Code.

Shake Shingles

  • Minimum #1 Grade.
  • Spacing between shakes is a minimum 3/8" to a maximum of 5/8".
  • Two fasteners per shake minimum
  • See Table 15-B-2 for fastening requirements

Asphalt Shingles

  • Minimum roof pitch of 2" to 12" or greater.
  • 6 fasteners per shingle are required for high wind application.
  • Mansard roof application requires shingle ends to be adhered at application per manufacturers installation instructions.

Flashing Requirements

All neoprene plumbing vent flashing will have to be replaced due to deformities caused by exposure to the elements.

When there is damage or rust to flashings, attic vents, furnace and fireplace flues or caps, they are required to be replaced.

Flashing and counter flashing is required where the roof surface meets a vertical surface. Counter flashing may be omitted where siding covers step flashing.
