Requirements For Accessory Structures

SETBACKS

  1. Front yard: no accessory structure shall be placed in the front yard of any lot.
  2. Rear yard:
    1. adjacent to an alley: 10 feet;
    2. not adjacent to an alley: 2.5 feet.
  3. Side yard:
    1. along interior lot line: 5 feet;
    2. corner lot along street: 12. 5 feet.
  4. Garages: garages must be setback from the street or alley so that a driveway length of twenty feet (20’) can be achieved when there is direct access into the garage.
  5. Satellite dishes: satellite communications receiving dishes used for the purpose of capturing any communications signals, including television transmitted via satellite, are considered accessory structures, and shall conform to the setback set forth above.
  6. Detached accessory structures: detached accessory structures are allowed in a side and rear yards provided that:
    1. The projected roof area of the structure does not exceed one hundred twenty (120) square feet.
    2. The maximum height of the structure at the highest point if the roof is 8 feet (8') or less;
    3. The structure is not placed on a permanent aggregate foundation; and
    4. No part of an accessory structure shall be placed in the front of the setback established by the location of the principal structure.

ZONING

  1. Maximum size: The maximum aggregate total of all accessory structures permitted on a single lot:
    1. Open Space, Agricultural, Residential Suburban, Residential Limited Agricultural: NO LIMIT
    2. All other residential zone districts: 10 percent of lot area not to exceed 1,000 square feet.
  2. Maximum height for accessory structures:
    1. Agricultural, residential suburban and residential limited agricultural: 30 feet;
    2. All other residential zone districts: 18 feet measured from the average grade to the highest point of the roof.
  3. Accessory structures, general:
    1. Any accessory structure which exceeds one hundred (120) square feet and/or exceeds eight feet (8') in height measured from the average grade to the highest point of the roof shall meet the minimum setback requirements for the zone district.
  4. Fifty (50) percent of lot must remain unobstructed open space.
