Property maintenance for single family and multi family dwellings

Code enforcement and property maintenance is important to the health and quality of life in our community. The information on this page provides an overview of common residential property maintenance concerns and city code requirements.

VEHICLES
Vehicles on the street or private property must be operable and street legal. Current license plates must be displayed on front and rear of the vehicle. (Residential Zone District exceptions: vehicles stored in a fully enclosed garage; or stored in a permanent carport, as well as covered by an opaque car cover).

PARKING SURFACES/DRIVEWAYS
Vehicles must be parked on an approved surface and may not be parked on dirt or vegetation. Specifications for approved sur¬faces are detailed in the code. All approved surfaces must be maintained and kept free from vegetation, dirt and debris.

OVERSIZED VEHICLES & UTILITY TRAILERS
Oversized vehicles cannot be parked or stored in residential zone districts, except when being expeditiously used to render service to properties. Utility trailers must be parked on a properly surfaced driveway on private property and may only be parked in the street for active loading and unloading.

RECREATIONAL VEHICLES
Parking recreational vehicles on the street is limited to 48 hours to load and unload. A special 7 day street parking permit may be obtained for RVs traveling from out of town. The RV may not be occupied. Recreational vehicles are allowed on private property pro¬vided they are parked on a properly surfaced driveway.

VEHICLES FOR SALE
Vehicles may not be displayed for sale on public streets or in parking lots.

AUTO REPAIR
Major auto repair and restoration of vehicles may occur only within a fully enclosed ga¬rage. Such vehicles must be owned by the occupant.

RUBBISH
Properties must be kept clear of all rubbish. Rubbish is generally considered to be trash that includes, but is not limited to, paper, cardboard, yard clippings, tree branches, scrap wood and metal, plastics, household furnishings, unusable automotive or other mechanical parts.

GARBAGE/REFUSE & CONTAINERS
Garbage & refuse must be placed in ap¬proved containers with tight fitting lids. Containers must be stored behind the front set back of the primary structure and in no case closer than 20 feet from a public right of way or sidewalk. The area in which the containers are stored must be kept free of loose trash and be properly maintained. Containers may be temporarily placed at the curb for pick up and must be removed the same day of service.

OUTDOOR STORAGE
The outdoor storage of materials, equip¬ment, supplies or other miscellaneous items is prohibited. Items that are prohibited may include, but are not limited to, indoor furni¬ture, appliances, building materials, automo¬tive parts and chemicals.

WEEDS
Weeds and grass that have grown to maturi¬ty or that are over eight (8) inches in height must be cut and removed.

EXTERIOR & INTERIOR PROPERTY MAINTENANCE
Properties must be maintained in accordance with the International Property Maintenance Code. Both the interior and exterior of all structures must be maintained. Properties must not present health or safety hazards to the occupants or to neighboring properties.

GRAFFITI
It is the responsibility of all property own¬ers and residents to remove graffiti immedi¬ately. Prior to removal, residents are asked to make a police report by calling 303-794-1551. For assistance with graffiti removal procedures and products, please contact Code Enforcement.

ADDRESSES
All dwellings must have addresses that are clearly visible from the street or road fronting the property.

HOME OCCUPATIONS
Certain home occupations are permit¬ted in residential zone districts as long as the neighborhood integrity and residential character are preserved by meeting the requirements of the code. Zoning approval is required.

STREET & SIDEWALK OBSTRUCTIONS
Trees, shrubs, bushes and all vegetation must be trimmed back from the public sidewalks in order to allow for safe passage of pedestrians and vehicles. The required clearance is 10 feet above the sidewalk and 14 feet above the street. No items may be placed or stored on a public right of way.

GARAGE SALES
Properties are limited to one garage sale per calendar year, not to exceed two days.

SNOW REMOVAL
Snow and ice are required to be removed from public sidewalks adjacent to private property within 24 hours after a snowfall.

FAILURE TO COMPLY PENALTIES
For noncompliance, a Code Specialist will issue a summons and complaint to appear in Littleton Municipal Court. If a summons is issued, the Littleton Municipal Court decides the guilt or innocence and sets any penalties. Penalties may be as high as $999 and/or 90 days in jail for a code violation.
