HOUSING CHOICE VOUCHERS
The Section 8 Housing Choice Voucher program is administered by Littleton Housing Authority and provides housing assistance to families in the private rental market within the city limits of Littleton. Families who are issued a voucher, locate a unit (single family home, town homes, condominium, or apartment) with the correct number of bedrooms required. Leases are between the private owner and the voucher holder. LHA will enter into a Housing Assistance Payment with the Owner for subsidy. LHA maintains a list of landlords currently participating in the program. Rents and utilities on the dwelling unit cannot exceed the payment standard that is established by LHA. All dwelling units must meet Housing Quality Standards (HQS) and the rent must be reasonable as determined by LHA. Families pay 30-40 percent of the total household income. Rent is determined by LHA and paid directly to the landlord. LHA will pay the difference between the total approved rent and the family portion to the landlord in the form of a rental subsidy. Section 8 Voucher assistance is transferable to other jurisdictions AFTER the family has resided in the city limits of Littleton for one full year. Transfers to other jurisdictions must be approved prior to transfer. ARAPAHOE COUNTY
Littleton Housing Authority also administers the Arapahoe County Section 8 Housing Choice Voucher program. The waiting list for unincorporated Arapahoe County is currently closed and applications are not accepted for this program. Housing RehabilitationThe Littleton Housing Authority Rehab program was established to revitalize and preserve homes within the city limits of Littleton. The program provides assistance to Littleton HOMEOWNERS who are living in substandard homes and are not otherwise able to afford to rehabilitate their homes. It serves families and seniors with low to moderate-incomes. Total family income cannot exceed 80 percent of the area median income limits. The goal of the Littleton Rehab Program is to upgrade the housing stock in the city of Littleton, one home at a time. The program provides low-interest loans and/or grants to homeowners living in single-family homes, town homes, or condominiums. Loans are designed to fit the needs of the homeowners, with repayment depending upon income and the homeowner's ability to pay. The loans may be established on the basis of principal and interest, interest-only, or in some cases, a full grant may be available. The Littleton Housing Authority Board of Commissioners serves as the loan committee and approves the loans. All types of rehabilitation can be done including, but not limited to, repair or replacement of roofing, gutters, electrical, plumbing, heating systems, flooring, windows, doors and concrete replacement. Special attention is given to health and safety issues, weatherization and energy conservation, handicap accessibility and code issues. Centennial Housing Rehabilitation Program The Centennial Rehab Program provided low-interest (4.75%) loans to homeowners living in single-family homes or duplexes. Loans are customized to fit the needs of the homeowner, with repayment depending on income and ability to pay. The maximum income for eligibility is 80% of area median income. The maximum loan is $25,000.00. All types of renovations can be completed, including repairs to roofing, electrical systems, plumbing, gutters, flooring, heating systems, windows and doors. Small remodeling jobs such as kitchen and bathroom remodels and basement finishing also qualify for the program. Careful attention is given to residents requiring handicap retrofit in their homes. For more information on the programs, and to arrange for a determination of eligibility and an assessment of your housing rehab needs, please contact Kimberly Kingston, Rehab Coordinator, at 303-991-5301.
